How We Work

We try to keep things simple. You send us a short message describing the work — a photograph or two is hugely helpful where the issue is visible. We respond within 24 hours on working days, often much sooner. For small jobs we can quote from photographs alone; for anything bigger, we arrange a free site visit at a time that suits you, normally within a few days. Once you have a written, fixed-price quote in your inbox you decide whether to go ahead — no pressure, no follow-up phone calls unless you ask for them.

On the day of the job we arrive in the agreed time slot, dust-sheet floors, protect skirting and furniture, work tidily, and clear up everything before we leave. Payment is on completion, when you are happy with the work — card, bank transfer or cash are all welcome.

We cover the whole of Sunderland and the surrounding Tyne and Wear postcodes, from Boldon and East Boldon in the north to Houghton-le-Spring and Seaham in the south, taking in Washington, Jarrow, Hebburn, South Shields, Cleadon, Marsden and many of the smaller villages and estates along the way. What We Don't Do

We are honest about the work we won't take on. We don't do gas work (we are not Gas Safe registered — you'll need a Gas Safe engineer for boiler, hob or gas-cooker installations). We don't do notifiable Part-P electrical work like new circuits or full rewires (we do all minor electrical work — sockets, switches, light fittings, outdoor lights). We don't do structural alterations involving load-bearing walls (you'll need an architect and a structural engineer). For everything else — give us a shout.

Bundling Jobs Together Saves Money

Almost every customer who books us has more than one job in mind. We strongly recommend grouping them. A typical half-day visit can comfortably cover four to eight small-to-medium tasks — far better value than booking us out twice for individual jobs. Make a list, walk around the house with a pen, and put down everything that has been nagging you: the dropped door hinge, the wobbly toilet seat, the leaking radiator valve, the picture you've never got round to hanging, the kitchen door that doesn't close, the silicone in the bath that has gone black, the smoke alarm that keeps beeping. Send us the list, and we'll come back with a half-day or full-day quote and a date.

Domestic, Commercial and Landlord Work

Most of our work is domestic — homeowners and tenants in their own houses and flats. But we also do a steady volume of landlord and small-commercial work. Landlords use us for end-of-tenancy snagging, between-tenant refreshes, reported repairs, fence and gate maintenance and routine outside upkeep. Small commercial customers (cafés, salons, small offices, charity shops) use us for general maintenance, fitting shelving and signage, refreshing decor, fixing doors and locks and dealing with the small problems that don't justify a full contractor. Both categories can be set up on our books for routine billing if that's helpful.

Insurance, Guarantees and Paperwork

VAT-style receipts are available on request for landlord, employer or insurer claims. For larger jobs we provide a written, fixed-price quote by email before any work starts, with a clear breakdown of labour and materials so there are no surprises on the invoice.
