Roofing Repairs in Sunderland

Slipped tiles, ridges, flashing, fascias and small roof repair work.

Most roofs do not need replacing — they need one tile reset, a length of lead re-pointing or a ridge re-bedded. We do the small roofing repairs that keep your roof working.

Slipped Tiles & Slates

High winds, frost-cycles and worn nail fixings combine to push tiles out of position over the years. A single slipped tile is usually nothing — but if water then runs sideways across the felt, it finds a join and you have a damp patch on your ceiling. We climb up, identify the problem tile (sometimes one is missing, sometimes one has lifted, sometimes the underlay has split), reset or replace it and we are done.

For slate roofs we use tingles (lead clips) to hold individual slates where nail-fixing is no longer possible without lifting half the roof.

Ridge & Hip Repair

Ridge tiles that have been bedded onto soft sand-cement decades ago will eventually loosen. If they lift in a storm they can become very dangerous. We lift each one off, clean the bed, lay it back on a fresh hard-pointed bed and point the joints. Where the building regulations allow we can also offer a dry-fix ridge system for a more durable replacement.

Lead Flashing & Chimney Work

Lead flashing around chimneys and abutments is one of the most common roof leak points. We re-dress lifted lead, re-point chase joints with fresh mortar or hybrid sealant, and replace failed lead in larger sheets where the original is too worn to save.

Fascias, Soffits & Bargeboards

Rotten timber fascia boards are usually a 20-year-old problem and a soffit-vented uPVC replacement gives another 30 years of life. We strip out the old timber, check the rafter ends are sound (repairing them where needed), fit fresh ply soffits and uPVC fascia in white, black or woodgrain, with vents to ventilate the roof space properly.

Why Sunderland Customers Choose Us for Roofing Repairs

Sunderland is full of trades and not all of them turn up. We hear that from new customers almost every week — someone has waited two days for a callback, taken a morning off work for a quote that never arrived, or been chased for cash on a job that was never finished properly. We built our reputation by doing the simple things consistently: answering the phone, turning up when we say we will, giving fixed prices in writing, doing the job to a tidy standard, and leaving the house cleaner than we found it.

We are not the cheapest in Sunderland and we do not try to be — but we believe we offer the best value when you balance price, reliability and finish quality.

The Process — What to Expect When You Book

1. Enquiry. Fill in our contact form with a brief description of the work and a few photos if you can — the more we know upfront, the more accurate our quote will be. We respond within 24 hours on working days, often much sooner.

2. Site visit and quote. For most roofing repairs work we like to visit the property to give an accurate fixed price. The visit is free, takes 15-30 minutes and there is no obligation. For very small jobs we can quote from photographs alone.

3. Booking. Once you agree the quote we send a confirmation email and book a date. We do not take deposits for jobs under £500 — you pay on completion when you are happy with the work.

4. The work. We arrive on the agreed day in the agreed time slot. We dust-sheet floors, protect skirting and furniture, and work tidily. We keep you informed if anything changes.

5. Completion and payment. When the job is finished we walk you through it, hand over any guarantees or certificates and take payment. Card, bank transfer or cash all welcome.

Frequently Asked Questions

Can you tell where the leak is coming from?
In most cases yes — we go up onto the roof and inspect the area above where you are seeing the damp patch internally. Sometimes the source is metres away from where the water shows.
Do you work from a ladder or scaffold?
For single tiles or short access work we use a roof ladder. For longer work we hire a small scaffold tower or, for bigger jobs, proper edge-protection scaffolding.
Do you do flat roofs as well?
Yes — felt repairs, full re-felts and EPDM rubber-roofing for porches, dormers and garages.
