Sticky doors, draughty windows, broken handles and dropped uPVC — the small daily annoyances that we sort in an hour or two.
Door Adjustment & Repair
A door that catches the carpet, the frame or the latch usually just needs adjusting rather than replacing. We plane closing edges where they have swollen with damp, adjust hinges to lift droopy doors back square, replace bent or worn hinges, refit loose striker plates, and ease door bottoms over new flooring.
For uPVC and composite front doors we adjust the multipoint locking strip so the door lifts and locks properly, replace blown lock cylinders (especially the anti-snap upgrades that protect against lock-snapping break-ins), refit dropped hinges, and replace failed door seals.
Lock Fitting & Upgrades
British Standard mortice locks for timber doors, Yale night-latches with restrictor chains, multipoint locks for uPVC doors, anti-snap euro cylinders, sash window locks, patio door locks, garage door locks, and shed and gate locks. We carry the most common cylinders and night-latches in the van.
If you have just moved into a new home in Sunderland, changing every external cylinder is a cheap and sensible first day job. We can do a typical three-or-four-door house in a single visit for well under £200 including parts.

Window Repair
uPVC windows are repairable far more often than people assume. Failed hinges (the friction-stays that hold the sash open) can be replaced in under half an hour. Broken handles are a five-minute swap. Failed gaskets, broken trickle vents and dropped sashes are all straightforward.
Misted double glazing units can be replaced without changing the whole frame — we measure, order the unit from a Sunderland glass supplier (usually three to five working days) and refit them on a return visit.
Draught-Proofing
Older timber sash windows in central Sunderland and the older village stock often leak heat dramatically. We fit modern compression draught-proofing strips into the meeting rails, beads and sashes that virtually eliminate draughts while keeping the original character of the window. Done correctly it pays back in heating bills within a winter or two.

Why Sunderland Customers Choose Us for Doors & Windows
Sunderland is full of trades and not all of them turn up. We hear that from new customers almost every week — someone has waited two days for a callback, taken a morning off work for a quote that never arrived, or been chased for cash on a job that was never finished properly. We built our reputation by doing the simple things consistently: answering the phone, turning up when we say we will, giving fixed prices in writing, doing the job to a tidy standard, and leaving the house cleaner than we found it.
We are not the cheapest in Sunderland and we do not try to be — but we believe we offer the best value when you balance price, reliability and finish quality.
The Process — What to Expect When You Book
1. Enquiry. Fill in our contact form with a brief description of the work and a few photos if you can — the more we know upfront, the more accurate our quote will be. We respond within 24 hours on working days, often much sooner.
2. Site visit and quote. For most doors & windows work we like to visit the property to give an accurate fixed price. The visit is free, takes 15-30 minutes and there is no obligation. For very small jobs we can quote from photographs alone.
3. Booking. Once you agree the quote we send a confirmation email and book a date. We do not take deposits for jobs under £500 — you pay on completion when you are happy with the work.
4. The work. We arrive on the agreed day in the agreed time slot. We dust-sheet floors, protect skirting and furniture, and work tidily. We keep you informed if anything changes.
5. Completion and payment. When the job is finished we walk you through it, hand over any guarantees or certificates and take payment. Card, bank transfer or cash all welcome.
