Boxing in Pipework in Sunderland

Boxing in exposed pipework, boilers, soil stacks and meters with hidden access panels.

Visible pipes ruin the look of a tidy room. A simple boxing-in job tucks them out of sight without losing access — and finishes flush with your walls so it looks like it was always meant to be there.

Where Boxing-In Adds the Most Value

The classic spot is a bathroom — exposed waste pipes behind the toilet, copper hot and cold runs into a basin pedestal, the heating flow-and-return alongside a towel rail. Boxing them in changes the room from "functional" to "finished" in a single afternoon.

Kitchens often benefit too: the boiler's flue pipe, condensate run and gas tail can all be hidden in a slim cabinet-matched box. Hallways with exposed central-heating mains, loft hatches with hanging pipes, and meter cupboards all welcome the same treatment.

How We Build the Boxing

We use treated softwood battens fixed to the wall, sheathed in moisture-resistant MDF for bathrooms or standard MDF elsewhere, and finished either with paintable caulk and gloss/satin paint or with the same skirting and architrave as the surrounding room. The corners are mitred or biscuit-jointed depending on the run.

Crucially, every boxing-in we build includes a hidden access panel — usually with magnetic catches or a push-latch — over the stop tap, isolation valve, screw connection or jubilee clip. The panel sits flush, paints up invisibly, and you can pop it out in seconds if a plumber ever needs in.

Materials & Finishes

Standard finish is paintable MDF, which we leave caulked and primed ready for your decorator (or which we paint for you in your chosen colour). For a more refined look we can use tongue-and-groove cladding, ply with a hardwood lipping, or wrap the box in skirting and architrave to match your existing trim.

For tiled bathrooms we can fit the box, screed it level and either tile it ourselves or leave it ready for your tiler. We also tape the joints with mesh and skim them so the tiling sits flat.

Pricing

A single short run (one toilet, for example) is usually under £150. A more complex bathroom job covering basin, toilet and bath plumbing comes in around £250-£350, and a full boiler boxing-in with a flue offset and a deeper carcass typically £200-£300. All boxes include access panels at no extra charge.

Why Sunderland Customers Choose Us for Boxing

Sunderland is full of trades and not all of them turn up. We hear that from new customers almost every week — someone has waited two days for a callback, taken a morning off work for a quote that never arrived, or been chased for cash on a job that was never finished properly. We built our reputation by doing the simple things consistently: answering the phone, turning up when we say we will, giving fixed prices in writing, doing the job to a tidy standard, and leaving the house cleaner than we found it.

We are not the cheapest in Sunderland and we do not try to be — but we believe we offer the best value when you balance price, reliability and finish quality.

The Process — What to Expect When You Book

1. Enquiry. Fill in our contact form with a brief description of the work and a few photos if you can — the more we know upfront, the more accurate our quote will be. We respond within 24 hours on working days, often much sooner.

2. Site visit and quote. For most boxing work we like to visit the property to give an accurate fixed price. The visit is free, takes 15-30 minutes and there is no obligation. For very small jobs we can quote from photographs alone.

3. Booking. Once you agree the quote we send a confirmation email and book a date. We do not take deposits for jobs under £500 — you pay on completion when you are happy with the work.

4. The work. We arrive on the agreed day in the agreed time slot. We dust-sheet floors, protect skirting and furniture, and work tidily. We keep you informed if anything changes.

5. Completion and payment. When the job is finished we walk you through it, hand over any guarantees or certificates and take payment. Card, bank transfer or cash all welcome.

Frequently Asked Questions

Will I still be able to access the stop tap?
Yes — every box includes a discreet access panel over isolation valves, stop taps and screw joints.
Can you match the rest of the room?
We will use the same skirting profile, paint shade and (for tiled rooms) the same tile as the rest of the wall. The aim is for the finished result to look original.
How long does a typical boxing-in job take?
A single bathroom usually takes one full day including caulking and a coat of paint.
Do you also handle the tiling afterwards?
Yes if you would like — or we can leave the box ready for your own tiler.
